Flue gas analysis — the non-negotiable step
The only way to verify a boiler is combusting cleanly and safely is to sample the flue gas with a calibrated analyser and check CO, CO₂ and the CO/CO₂ ratio against the manufacturer's published tolerance. Any service that skips this step isn't a service — it's a look-and-guess.
Case-off inspection
We remove the front cover and inspect the burner, heat exchanger fins, ignition and flame sensing electrodes, gaskets and seals for wear, corrosion or sooting. Anything worn is cleaned, adjusted or quoted for replacement — with your say-so before we spend a penny.
System-side maintenance
The boiler is only half of it. We check system pressure, re-pressurise and re-charge the expansion vessel where needed, clean the magnetic filter, and check inhibitor levels. These four items are where 90% of avoidable boiler failures start.
Landlord CP12 specifics
A Gas Safety Record (CP12) covers every gas appliance and pipe in the property, not just the boiler. We inspect and certify the cooker, hob, gas fire and pipework, log meter and appliance details and issue the record digitally and on paper. Records are legally required annually and before every new tenancy.
